St. Regis Residences Bahia Mar Club Plans Revealed

The Related Group, Tate Capital and Rok Acquisitions have unveiled plans for The Bahia Mar Club, a one-acre private waterfront recreation and wellness area planned for the St. Regis Residences, Bahia Mar development in Fort Lauderdale. The club is designed exclusively for residential owners within the larger $2 billion Bahia Mar redevelopment and adds another layer to one of the most closely watched luxury projects on Fort Lauderdale Beach.

Designed by landscape architecture firm EDSA, the club will sit on roughly one acre and center on outdoor recreation, wellness, and social space. Plans call for a tennis court, padel court, courtside viewing area, lap pool, lawn space for yoga and stretching, a summer kitchen, a children’s playground, and a waterfront sunset terrace with fire pits. Related says the amenity package is intended to give owners direct access to private open space along the water, an uncommon feature for a coastal condominium project of this scale.

The Bahia Mar Club is part of a broader redevelopment on approximately 40 acres along Fort Lauderdale’s waterfront. That master plan includes a 78-residence condominium tower, a 122-key St. Regis hotel, and 106 resort residences, along with a 250-slip deepwater marina designed to accommodate yachts up to 350 feet in length.

Private club designed for owners only

According to the project team, the Bahia Mar Club will be reserved for residents rather than hotel guests or the general public. The concept is meant to function as a private extension of the condominium lifestyle, with amenities spread across the landscaped site and available on a 24-hour basis.

Nick Pérez, president of condominium development at Related Group, said the team approached the site with a focus on wellness and lifestyle. “When we looked at the site, we took a step back and asked what would create the ultimate lifestyle for residents through a lens of well-being,” Pérez said in the announcement. “Very few coastal developments in the world offer homeowners exclusive access to this much private waterfront land.”

The club’s planning also includes a clubhouse serviced by St. Regis, adding hospitality-oriented support to the outdoor facilities. The landscape design by EDSA incorporates tropical planting, flowering vegetation, palms and shaded seating areas intended to create a more resort-like setting within the residential portion of the property.

Amenity package expands beyond the outdoor club

The Bahia Mar Club will supplement about 35,000 square feet of indoor and outdoor amenities planned within The Residences. Those additional spaces include a full-service spa, fitness center, private dining room, billiards lounge and children’s entertainment room.

That mix places the project alongside the growing class of branded luxury condominiums in South Florida that pair hotel-style services with private residential programming. In this case, the club is not a standalone public amenity but a dedicated environment for condominium owners who will also have access to the broader services of the St. Regis-branded development.

Jimmy Tate, CEO and president of Tate Capital, said the waterfront master plan was always intended to combine residential living, dining, marina access and hospitality in one place. “From the marina and waterfront to dining, recreation and hospitality, we’ve always envisioned Bahia Mar as a place where residents can experience the very best of Fort Lauderdale without having to leave home,” Tate said. He added that the new club takes the project “a step further” by creating a private place for wellness, recreation and social time.

Master plan includes tower, hotel, resort residences and marina

The Bahia Mar redevelopment has been positioned as one of the largest waterfront projects in Fort Lauderdale. Arquitectonica is the architect for the overall development, while London-based Tara Bernerd & Partners is handling interiors for the broader project. The development is expected to combine branded hospitality with ultra-luxury residential components on a site long associated with marina and beach uses.

Beyond the residential tower and hotel, the plan also calls for Marina Village, a full-service beach club, restaurants, retail space and other commercial uses. The marina component is expected to be a major draw for boat owners, given the project’s location and the size of vessels it is designed to handle.

Publicly released residential pricing starts at $4.9 million for private residences and $3 million for resort residences, according to the sales team. Douglas Elliman Development Marketing is handling exclusive sales and marketing for The St. Regis Resort & Residences Bahia Mar, Fort Lauderdale.

What the Bahia Mar Club adds to the project

For a development centered on waterfront living, the Bahia Mar Club adds a significant private recreation element that goes beyond standard condominium amenities. The inclusion of both active uses, such as tennis and padel, and quieter spaces, such as a serenity garden and sunset terrace, suggests the project is targeting buyers who want more than a typical high-rise amenity deck.

The programming also reflects broader South Florida buyer demand for wellness-oriented common areas, outdoor gathering spaces and direct access to the water. In Fort Lauderdale, where marina access remains an important part of the luxury market, the combination of a branded hotel, private residences and a deepwater marina gives the Bahia Mar redevelopment a distinct product mix compared with conventional condominium projects.

Construction is now projected to begin in 2027, with completion expected in 2030. Until then, the latest amenity plans provide the clearest look yet at how the residential side of the development is expected to function once the larger St. Regis Bahia Mar project moves forward.
