Edgewater is a bayfront neighborhood in the City of Miami, stretching along Biscayne Bay between Downtown Miami and Midtown. Over the past decade older low-rise buildings have given way to a line of luxury towers with open bay views, making Edgewater one of Miami's most active new-construction markets.

Living in Edgewater

The neighborhood is mostly residential and quieter than Brickell or Downtown. Margaret Pace Park offers waterfront green space, sports courts and a dog park. Wynwood, the Design District and Midtown's shops and restaurants are a few minutes west, and the Venetian and Julia Tuttle causeways put Miami Beach within a short drive.

What to check before you buy

Edgewater towers compete on views, so compare orientation (direct bay vs. city), floor height and how likely the view is to be blocked by future projects. Ask for the deposit schedule, projected HOA fees, the completion timeline and the rental policy, since some buildings allow short-term stays and others require longer leases. Visit at different times of day to judge traffic on Biscayne Boulevard and walking routes to the park and Midtown.
