Villa Miami Tops Out on 56 Story Edgewater Tower

Villa Miami has reached its full structural height at 710 NE 29th Street in Edgewater, marking a major construction milestone for the 56-story waterfront condominium tower overlooking Biscayne Bay. The building has topped out at 650 feet as crews continue work on the upper floors and façade installation.

Developed by Terra and One Thousand Group in partnership with Major Food Group, the project is planned for 70 half-floor and full-floor residences with interiors by Vicky Charles of Charles & Co. Moss Construction is serving as general contractor, and completion is currently expected in late 2027. The topping out comes as Edgewater continues to absorb a wave of luxury residential development along its bayfront corridor.

Recent aerial images show the exposed concrete structure at its final height, with glazing advancing across much of the tower and work still underway near the top. The project is among the most closely watched residential developments in the district because of its scale, its branded residential concept, and its prominent site near the waterfront at the northern edge of Downtown Miami.

Construction reaches the top of the tower

Villa Miami’s structural top-out means the reinforced concrete superstructure has now reached its final elevation, allowing the development team to focus on enclosure, interior buildout, and finishes. According to the construction update, glass installation has already advanced through much of the lower and middle floors, while the uppermost levels remain in active construction.

The building’s silhouette is defined by a slim profile, rounded corners, stacked terraces, and broad glass expanses facing the bay. The tower’s upper floors are still partially exposed, but the project is already taking shape as one of the more distinctive additions to the Edgewater skyline.

Capform has been involved with shell construction, and DeSimone Consulting Engineers is serving as structural engineer. Moss Construction is leading the build as general contractor.

A branded residential project from Major Food Group

Villa Miami is Major Food Group’s first branded residential development, extending the hospitality company’s restaurant and club model into a permanent residential setting. The project is designed to incorporate food, beverage, and service-driven programming tailored to condo owners rather than short-term guests.

Major Food Group co-founder Jeff Zalaznick previously described the concept as an attempt to translate hospitality into a daily living experience, rather than a few hours at a time. The project is being positioned around that idea, with major emphasis on service, dining, and private club-style amenities.

Terrra CEO David Martin has said the development reflects Edgewater’s continued transformation from a largely under-the-radar waterfront corridor into one of Miami’s most active luxury residential neighborhoods. The company has also tied the project to the broader activation of the Baywalk, which is intended to improve access to the waterfront.

Residences, penthouse, and amenity program

The tower will contain 70 homes arranged as half-floor and full-floor condominiums, a configuration aimed at maximizing bay views and privacy. The upper levels will culminate in a penthouse that was recently listed at $55 million, according to the project information distributed with the construction update.

Three amenity levels will make up The Copper Club, a private residents’ club programmed by Major Food Group. Planned spaces include private dining rooms, lounges, a screening room, fitness and wellness facilities, a salon, and concierge services.

The development will also include a rooftop helipad and heli lounge, along with an off-site branded beach club. At street level, Major Food Group is planning a waterfront restaurant at the base of the tower, adding another hospitality component to the project’s mixed-use profile.

Why Edgewater remains a priority for luxury development

Edgewater has become one of Miami’s most active residential submarkets, drawing developers seeking direct bayfront access near Downtown Miami, the Design District, and Miami Beach. The area’s appeal has grown alongside demand for new luxury condominiums with larger floor plans, concierge services, and amenity packages that compete with the city’s most established high-end towers.

Villa Miami fits squarely into that trend. Its waterfront location, branded-programming strategy, and relatively small number of residences place it in the segment of the market aimed at buyers seeking exclusivity rather than density. The project’s scale also reflects the continued vertical growth of the neighborhood, where several towers have risen or are underway in recent years.

For readers tracking South Florida development, the top-out is significant because it signals that one of Edgewater’s most prominent new towers is moving from structure to enclosure. That transition typically marks the point when a project becomes more visible in the neighborhood and begins to look closer to delivery even as substantial interior work remains ahead.

Project team and timeline

Villa Miami’s development team includes Terra, One Thousand Group, and Major Food Group. ODP Architecture & Design is the architect, while Vicky Charles of Charles & Co. is responsible for interiors. The building’s completion remains scheduled for late 2027, assuming construction continues on its current track.

Although the tower has topped out, the project is still in an active phase of construction. Exterior cladding, interior finishes, amenity buildout, and mechanical systems installation are likely to continue throughout the next several quarters before the building is ready for delivery.
