Top-out milestone brings the project closer to opening
The topping off confirms that the structure has reached its full height, a key construction milestone for any high-rise development. In this case, the achievement is especially significant because the project sits directly on Tampa’s waterfront and required careful coordination among the project team as the tower rose above the Riverwalk.
According to the report, completion remains on track for 2027, with the hotel opening anticipated at the same time. For downtown Tampa, the project adds another large-scale mixed-use tower to a corridor that has continued to attract new residential, hospitality and entertainment investment in recent years.
A first Florida property for Pendry
Pendry Tampa will be the brand’s first property in Florida. Pendry Hotels & Resorts, which operates luxury hotels in cities including San Diego, Baltimore, Chicago, Manhattan, Washington, D.C., Park City, Newport Beach and Natirar, New Jersey, is expanding its footprint with the Tampa debut. Additional Pendry projects are also in development in other markets, including Nashville, Barbados, Punta Mita and Mexico City.
Michael Fuerstman, co-founder of Pendry Hotels & Resorts, said the company sees the Tampa project as an introduction of the brand to Florida and a waterfront destination shaped around the city’s character. The hotel program is expected to include a signature restaurant, a modern Mexican concept, a speakeasy lounge and a poolside restaurant operated by Clique Hospitality.
Residential component starts at $1.7 million
The condominium portion of the project will include 190 privately owned homes with one- to three-bedroom layouts. Pricing begins at $1.7 million, and the development team says more than 80 percent of the residences are already under contract, representing more than $400 million in sales to date.
Residential units are planned with floor-to-ceiling glazing, private terraces and interiors finished with warm-toned materials. The design emphasizes views of the Hillsborough River and the downtown skyline, while separate residential circulation and a dedicated lobby are intended to provide privacy for owners.
Owners will also have access to a dedicated residential amenity set that includes pools, fitness and wellness facilities, private dining areas and social spaces. The residences will also be tied to certain hotel services, though their circulation and accommodations will remain separate from the hotel component.
Hotel program will add dining, wellness and meeting space
Beyond the residences, the hotel portion of Pendry Tampa is designed as a full-service hospitality component with a sizable amenity package. Planned features include Spa Pendry, a fitness center, wellness amenities, the Paintbox children’s program and more than 14,000 square feet of meeting and event space.
The hotel will also include several food-and-beverage outlets, broadening the development’s role beyond a residential tower. With the Riverwalk location, the project is designed to function as both a neighborhood destination and a regional hospitality address.
Construction challenges and downtown impact
Coastal Construction said the project required substantial coordination because of the site’s waterfront setting and subsurface conditions. Bradley Johnson, the company’s project executive, noted that geological conditions created challenges that had to be addressed in real time by engineers, construction crews and trade partners.
Reid Boren, managing partner of Two Roads Development, said the tower represents both a new market for the company and a new standard for luxury living along the Riverwalk. With the vertical structure now complete, the next phase will shift toward interior build-out, finishes and systems work ahead of the planned opening.
For downtown Tampa, the project’s progress underscores continued interest in high-end urban living near the waterfront. The combination of hotel inventory, branded residences and Riverwalk frontage places the development among the more prominent additions to the district’s growing mix of uses.
